That range is real — “kitchen remodel” can mean very different things. The Three Tiers of Kitchen Renovation
Tier 1: Cosmetic Refresh ($12,000–$25,000)
Surface-level updates without moving plumbing, electrical, or walls. Typical scope: replace cabinet doors and hardware, install new countertops, add a backsplash, swap out fixtures (faucet, sink, lighting), and repaint. No structural changes, minimal permit requirements.
This is a solid option if your cabinet boxes are in good condition and the kitchen layout works — you just want a fresher look. Countertop material choice (quartz vs. laminate) makes a significant cost difference here.
Tier 2: Mid-Range Full Remodel ($35,000–$65,000)
The most common kitchen project we see. Full scope: remove all existing cabinetry and countertops, install new cabinets, new countertops, full tile backsplash, new flooring, updated plumbing (sink, dishwasher, disposal), new electrical circuits and under-cabinet lighting, and all new appliances. Plumbing and electrical work requires City of Concord permits — we handle the entire process. Typical construction time: 3–5 weeks once materials arrive.
Tier 3: Full Gut Renovation ($75,000–$130,000+)
Opening walls, relocating plumbing or gas lines, changing the layout, adding or removing windows, and selecting high-end finishes throughout. May involve structural changes if walls are removed. These projects require full building permits and a longer construction timeline (6–10 weeks), but they also deliver the highest ROI — a well-executed kitchen renovation can return 60–80% of its cost in added home value in the East Bay market.
What Drives Cost in the East Bay?
Countertop material
Quartz runs $60–$120/sq ft installed. Marble and quartzite run higher. Laminate can bring costs down significantly for budget renovations.
Cabinet quality
Stock cabinets are most affordable. Semi-custom offer better construction and more options. Full custom are the most expensive with the longest lead times.
Labor market
Construction labor in the East Bay is significantly more expensive than inland markets. Plan for this — it’s the reality of the local market.
Permit fees
City of Concord permit fees for a kitchen remodel typically run $800–$2,500 depending on scope. We include permit fees in our estimates at cost.
Existing conditions
Pre-1980 East Bay homes frequently have surprises: knob-and-tube wiring, galvanized pipes, or subfloor issues. We recommend a 10–15% contingency.
