Yes. David Pagac & Co Construction LLC holds California Class B General Contractor License #812248. Verify at cslb.ca.gov anytime. Our license covers residential, multi-unit, and commercial construction.
Yes. We carry commercial general liability insurance and workers’ compensation on every project. We provide certificates of insurance before work begins.
In California, construction over $500 must be done by a licensed contractor. Unlicensed work means no CSLB recourse, potential insurance voidance, and complications when selling. Always verify at cslb.ca.gov.

Permits & Process

Yes — we handle all permit applications, plan check coordination, and inspection scheduling. Permit fees are billed at cost with no markup. We know the building departments in Concord, Walnut Creek, Pleasant Hill, Martinez, and Lafayette.
After your call, we schedule a free site visit and deliver a detailed written estimate within 3 business days. Our contracts are fixed-price — the number you sign is the number you pay. Scope changes require a written change order you approve first.
We stop, photograph it, explain your options clearly, and get written approval before doing anything additional. No surprises.

Pricing & Timelines

Cosmetic refresh: $15,000–$25,000. Mid-range full remodel: $35,000–$65,000. High-end gut renovation with layout changes: $80,000–$130,000+.
Most renovations: 1–2 weeks. A cosmetic refresh may take 5–7 days. A full gut renovation with new plumbing rough-in takes 2–3 weeks.
New detached ADUs: $180,000–$280,000 for 400–800 sq ft. Garage conversions: $80,000–$150,000.
