ADUs & additions: square footage that pays rent
California law now makes an accessory dwelling unit possible on nearly every residential lot — and in Contra Costa County, a well-built ADU is rentable income, family housing, and property value in one project. We handle feasibility, permits, and construction end to end.
Three ways to add a unit
- Garage conversions — the fastest, most affordable path: existing structure, existing utilities nearby, and state law waives replacement parking in most cases.
- Detached ADUs — a new backyard cottage up to the size your lot allows (commonly 850–1,200 sq ft), with its own entrance, kitchen, and address feel.
- Attached ADUs & additions — expand the main house for a primary suite, in-law space, or a legal second unit sharing a wall.
Why feasibility comes first
Three site conditions swing an ADU budget more than any finish choice: utility routing (sewer depth and panel capacity), site access for excavation and materials, and drainage. We check all three at the free consultation — before you spend a dollar on design — and tell you plainly what your lot supports. The zoning basics are in our guide: Concord ADU Rules: Size Limits, Setbacks & Permits.
Permits without the runaround
State law requires cities to act on complete ADU applications within 60 days, and we build application packages that are complete the first time — architectural plans, Title 24 energy calcs, structural engineering, and utility plans coordinated by us. You sign; we chase the approvals.
Built to rent, built to last
Half our business is maintaining rental units for property managers, so we know exactly which finishes survive tenants and which generate work orders. Your ADU gets that institutional durability with residential warmth — LVP that shrugs off moves, quartz that ignores hot pans, fixtures we can still source parts for in a decade.
How the project runs
- Free site check — zoning, utilities, access, and drainage assessed on your actual lot.
- Written estimate — a transparent, line-item proposal once the site conditions are known.
- Design & permit package — plans, Title 24, and engineering assembled complete the first time.
- Construction — foundation through finishes with our own crews, daily photo log.
- Final certification — inspections closed out and certificate of occupancy in hand.
