Three ways to add a unit

  • Garage conversions — the fastest, most affordable path: existing structure, existing utilities nearby, and state law waives replacement parking in most cases.
  • Detached ADUs — a new backyard cottage up to the size your lot allows (commonly 850–1,200 sq ft), with its own entrance, kitchen, and address feel.
  • Attached ADUs & additions — expand the main house for a primary suite, in-law space, or a legal second unit sharing a wall.

Why feasibility comes first

Three site conditions swing an ADU budget more than any finish choice: utility routing (sewer depth and panel capacity), site access for excavation and materials, and drainage. State law requires cities to act on complete ADU applications within 60 days, and we build application packages that are complete the first time — architectural plans, Title 24 energy calcs, structural engineering, and utility plans coordinated by us. You sign; we chase the approvals.

Asked before every ADU

State law guarantees at least an 850 sq ft one-bedroom (1,000 sq ft for two or more bedrooms) on virtually any residential lot; many lots support more. Exact limits depend on your parcel — we confirm at the free feasibility check, and the ground rules are in our Concord ADU guide.
Often not. State law waives ADU parking requirements near transit and for garage conversions in most circumstances. We verify your parcel’s situation during feasibility so there are no surprises at plan check.
Garage conversions typically start well below a detached build since the shell and slab exist; detached ADUs cost more but rent higher. Because utility routing and site conditions drive the spread, we quote only after the free site check — in writing, as a transparent, line-item estimate.
