The program, not just the job
One-off handymen can patch a wall. What a portfolio needs is a program: predictable turnaround windows, standardized materials across units, response tiers for work orders, and paperwork that survives an owner audit. That's what we run today for RG Hill Property Management across multi-unit apartment communities in Contra Costa County — and what we scope for every new portfolio client.
Unit turnarounds
A standard vacancy turn — paint, patch, flooring repair or replacement, fixture and appliance swaps, re-key coordination, deep clean — runs 3 to 7 working days from keys to rent-ready. You get date commitments up front, photo documentation at completion, and one invoice per unit. Heavier renovation turns (full bath or kitchen rebuilds, like the unit bath in our portfolio) are quoted per scope with committed completion dates.
Standing maintenance contracts
Work-order agreements with defined response tiers: make-safe priority response, urgent (24–48 hours), and scheduled (batched for efficiency). In-house licensed crews handle plumbing and electrical repairs, drywall, paint, doors and hardware, appliance installation, and exterior touch-ups — and our managed trade partners cover HVAC, roofing, and windows under the same single point of contact.
Volume programs
Standardize once, save on every unit: countertop packages templated across floor plans, paint systems matched and documented per property, LVP flooring standards with attic stock, and appliance packages installed and haul-away included. Standardization is how five-day turns stay five-day turns.
Paperwork your owners expect
- COI with additionally-insured endorsements — within one business day
- Employed field crews with full insurance coverage — no 1099 exposure on your property
- W-9, license verification (CSLB #812248), and references from other property managers on request
- Per-unit invoicing with before/after photos, portal-friendly formats, NET terms on standing contracts
